Full Re-Roof on a Fylde Coast Semi

The Brief

A semi-detached home on the Fylde Coast had a roof that had reached the end of its life. Years of coastal weather had left the covering tired and worn, and the homeowners wanted a proper, lasting solution rather than another patch repair. They asked us for an honest survey and a clear price to replace the roof completely, ideally without having to move out while the work was done.

What We Did

Our work included:

• An honest survey and fixed quote: We assessed the roof and the timbers below, explained exactly what a full replacement would involve, and gave a clear written quote with no surprises.
• Removed spray foam insulation from the loft: The roof had spray foam insulation applied beneath it, which had to be carefully stripped out first. This added time to the job but left a clean, sound structure to rebuild on.
• Stripped the roof back to the rafters: The old covering was carefully removed and cleared away, and the exposed timbers were checked over before rebuilding began.
• Fitted a new breathable membrane and battens: A fresh breathable underlay and new treated battens were laid to give the new covering a sound, well-ventilated base.
• Re-tiled the whole roof: New tiles were laid true and even across the roof for a secure, long-lasting and low-maintenance result.
• Renewed the leadwork: Fresh leadwork was formed and dressed on site around the abutments and details, keeping the roof watertight at its most vulnerable points.
• Fitted a new flue liner and cowl: We installed a new flue liner and cowl to the chimney, ready for a wood burner, then flashed it in properly so the whole roof reads as one clean, finished surface.
• Fitted new fascias and soffits: New fascias and soffits were installed to tidy up the roofline and protect the edges of the roof.
• Kept the site safe and tidy: The work area was kept clear throughout, the family stayed in the home the whole time, and we cleared up fully at the end.

The Result

A complete new roof that will protect the home for decades. New membrane, battens, tiles, leadwork, a new flue liner and cowl, and fresh fascias and soffits all come together in one clean finish.

Job Duration: Around 7 to 9 days. This job took longer than a standard re-roof because the spray foam insulation had to be removed from the loft before the new roof could go on.
