A full re-roof on the exposed Fylde Coast
The Brief
A property on the exposed Fylde Coast near Lytham St Annes needed a full slate re-roof. This is a demanding place to roof: the salt air, driving rain off the Irish Sea and strong onshore winds all work against a covering that is not properly specified and detailed. The homeowners wanted a lasting job rather than another patch repair, and a roof built to stand up to everything the coast throws at it.
What We Did
Our work included:
- Assessed the roof and its exposure: We looked at the roof and the timbers below, and specified the covering, fixings and detailing to suit an exposed coastal position rather than applying the same approach used inland.
- Stripped the roof back: The old covering was carefully removed and cleared away, and the exposed structure was checked over before rebuilding began.
- Fitted a new breathable membrane and battens: A fresh breathable underlay and new battens were laid to give the new slate a sound, well-ventilated base.
- Re-covered the roof in slate: The whole roof was re-covered in slate, set out true and even for a secure, long-lasting and low-maintenance result.
- Chose fixings and laps for the exposure: The fixings, headlaps and perimeter detailing were selected to suit the wind and driving rain of the Fylde Coast, so the covering stays put and stays watertight.
- Renewed the leadwork: Fresh leadwork was formed and dressed on site at the roof's vulnerable points, keeping water out at the details where roofs most often fail.
- Left a clean, watertight finish: The finished roof reads as one clean, tidy surface, sealed and weathertight against the coastal elements.
- Kept the site safe and tidy: The work area was kept clear throughout, and we cleared up fully at the end.
The Result
A complete new slate roof built for the coast. New membrane, battens and slate covering come together with fixings, laps and leadwork chosen for the exposure, giving a roof that is ready for salt air, driving rain and strong onshore winds off the Irish Sea. This is genuine local Fylde work, finished clean and watertight.
